The Details: #104 659 East 8th Ave. | $419,000 | 608 sq. ft. | Bed 1, Bath 1 | Built 1982
The Condo: Pet lovers, gardeners and outdoor entertainers rejoice! This adorable one-bedroom home features a fenced yard with large patio and private access gate that is perfect for your outdoor enjoyment. It also backs onto Sahalli Park for even more green space. Inside, the home has been updated with laminate floors, slate tiles and new appliances. Spacious rooms with corner windows help it feel open and bright—and the kitchen could easily be further opened up if someone wanted a more modern feel. The ensuite laundry is a nice bonus for a building of this vintage.
The Building: The Ridgemont is a 34-year-old wood frame building that has recently received a modern facelift. With a modern metal and glass exterior, bright red accents and rain-screened building system, it certainly doesn’t look its age.
The Neighbourhood: Just four blocks off Main Street, the area around Broadway and Fraser is seeing rapid growth and increasing amenities. That said, for great shops, restaurants and drinking holes, the reality is that you are probably still walking to Main Street or Kingsway and Fraser for the foreseeable future while the area builds out. Lots of upside to come though.
The Drawbacks: No rentals allowed in this building, which has its pros and cons. While it’s highly walkable to Main Street, the immediate area outside your front door isn’t quite there yet in terms of development.
