Condo of the Week: 6 bedrooms for less than $1 million?

It's a mansion, it's a house, it's an apartment—nope, it's a townhouse

March 3, 2016

The Details: $938,000 | 1986 | 1,978 sq.ft. | 6 bed, 3 bath | 442 E. Pender St.

The condo: Want to stay in the city but yearn for more space to spread out or raise a family? This incredibly unique townhome might be the perfect solution. With almost 2,000 square feet spread over three levels, it’s bigger than many houses. The main floor features an open kitchen looking on the dining room, a sunken living room, a bedroom that makes for a great home office, and a 300 sq.-ft. patio. Upstairs has three full bedrooms, while downstairs you’ll find the laundry room, plus two more bedrooms and a full bathroom. This space could easily be opened up for a huge rec room as well if you didn’t need the extra bedrooms. A private fenced yard plus two decks offer up plenty of space for outdoor entertaining and relaxing.

The building: The home is part of a 38-unit, 30-year-old-building. Recent upgrades include a full exterior rainscreen in 2013, newer plumbing, and a new roof.

The neighbourhood: Located centrally in Strathcona, which offers an interesting blend of family-oriented community with easy accessibility to many of the great food and drink spots we highlighted recently in Chinatown. If you’ve got kids, you can walk to drop them off at Strathcona Elementary and then walk into the office downtown. The SkyTrain is also close by.

The potential downsides:  You are just three blocks off Hastings and Main here, so you will have to deal with a bit of sketch factor from time to time. That said, the community does a great job of preserving the neighbourhood. Also, the floor plan is a bit broken up with the presence of six bedrooms. Consider opening one or two up for a larger living space.
